Double room in Abbeyhill/Meadowbank area!

Double room to rent in the Meadowbank/Abbeyhill area (Sainsbury’s and Lidl less than a 5 minute walk, 20-minute walk to city centre, directly beside bus routes across the city).
 
My old flatmate is leaving to commence a Masters in Dundee and therefore looking to fill his room. I am looking for a young professional, male or female, to take on the his room in a fully furnished two-bed flat with kitchen/dining room and spacious living room.
 
I am a 9-5 hybrid worker so would preferably like a flatmate who is in a similar boat, who is tidy, sociable and up for a chat but also enjoys their own space.
 
Bills are not included in rent and come to £163.50pcm. This includes; council tax; heating and gas; and WiFi. For council tax reasons.
